Every fire protection contractor already owns a repair pipeline. It's called the deficiency list, and most shops are letting it leak.
An inspection that finds nothing wrong is rare. Corroded sprinkler heads, dead batteries past their date, a horn strobe that never fired, a door that won't latch. Codes like NFPA 25 draw the line cleanly: the contractor inspects and reports, and correcting what's found is the owner's responsibility. Which means every deficiency you document is a repair the owner now needs, from a vendor they already trust, who is standing in the building. The work should be yours by default.
Then the finding gets scribbled on the back of the report, or texted to the office, or mentioned in the truck on Friday. The quote goes out for three of the fourteen items, late. Nobody follows up on the other eleven. Six months later a competitor fixes them.
The number nobody measures
Shops track inspection revenue and repair revenue. Almost nobody tracks the conversion between them: of the deficiencies documented this quarter, how many were quoted, and how many quotes closed? That deficiency-to-quote rate is the most direct measure of money left in buildings. If you found 400 deficiencies last quarter and quoted 90, the gap is not a sales problem. It's a handoff problem.
Run the math on a real week. A crew does a 120-unit annual and documents 14 deficiencies. Three get quoted, because those are the ones the tech remembered to flag in the Friday debrief. At an average of $400 a repair, the eleven that evaporated were about $4,400, from one building, in one week. Inspection margins are thin enough that the inspection often just buys the at-bat; the repair work is where the account pays. Losing eleven of fourteen at-bats is how a busy shop stays broke.
Why the loop breaks
The leak is almost never the tech's diagnosis. It's the relay. The finding lives in the tech's head or on paper; the quote needs someone in the office to re-type it; pricing needs a lookup; the customer needs a document; the follow-up needs a reminder nobody sets. Every handoff is a place to drop it, and a shop running on spreadsheets and paper drops a lot of them.
There's a compliance edge too. Current inspection standards, from NFPA 25 to CAN/ULC-S536-19 in Canada, expect deficiencies to be documented and tracked, not mentioned. A report that lists findings with no disposition trail reads as unfinished to an AHJ, and it reads the same way to the insurer who asks for it later.
Closing the loop
The fix is structural, not motivational. The deficiency has to become a quote at the moment it's found, by the person who found it, with the photo attached, or the odds of it surviving the relay drop with every hour.
