Emergency generators are life safety equipment, and NFPA 110 treats them that way. Adopted editions vary, so confirm the schedule below with your AHJ.

NFPA 110 Generator Testing: Requirements, Frequency and Records

NFPA 110 covers Emergency and Standby Power Systems: the emergency power supply system (EPSS) behind egress lighting, fire alarm, elevators and, in healthcare, life support. Few systems carry a heavier testing burden. Fewer still get their records read as closely.

The testing schedule

  • Weekly inspection. A visual and operational check: fuel, oil and coolant levels, battery condition, block heater operation, no leaks, no alarms.
  • Monthly operational test under load. The generator runs under load for a minimum of 30 minutes. For Level 1 systems that typically means reaching at least 30% of nameplate kW, or the exhaust gas temperature the manufacturer specifies.
  • Annual load bank test. Diesel EPS installations whose monthly tests don't meet the minimum load must be exercised annually with supplemental load: at least 50% of nameplate kW for 30 continuous minutes, then at least 75% for 1 continuous hour, not less than 1.5 continuous hours in total.
  • Every 3 years, a 4-hour test. Level 1 EPSS installations commonly require a 4-hour continuous run at the load the system will carry.
  • Transfer switches get exercised during the monthly test, which must include the actual transfer, not just an engine run.

Why the load requirement matters

Run a diesel generator at light load month after month and it wet stacks: unburned fuel and carbon build up in the exhaust. Injectors foul. Output drops. The set that's been "tested" for years fails the one night it has to carry the building.

So NFPA 110 specifies a minimum load, not just a run time, with the annual load bank test as the fallback.

A monthly log can look perfect and still hide this. Three years of entries, 30 minutes each, dated and initialed. The load was whatever the building drew at 6 a.m. on a Sunday, roughly 12% of nameplate. At the 3-year test the unit slobbered black oil down the stack inside the first hour. Nothing in that log was false. It just never recorded a load percentage.

What inspectors ask for

  • Written EPSS testing records, on site and complete
  • Evidence the monthly test ran under load for the full duration, not a no-load run
  • Load bank results where monthly load wasn't achieved
  • Fuel quality testing where required; stored diesel degrades

In healthcare they're a routine survey item, and gaps get cited readily.

Common deficiencies

  • Monthly test run at no load or under the required percentage
  • Transfer switch never actually exercised
  • Weekly inspections skipped or backfilled
  • Load bank test overdue when monthly loads never met the threshold
  • Records in a binder in the generator room, incomplete and unindexed

Frequently asked questions

Does the monthly test have to be under load?

Yes. An unloaded run doesn't satisfy NFPA 110 — and it's one of the most commonly cited findings there is.

Who can perform the testing?

Building staff often handle weekly inspections. Monthly load testing and annual load bank testing usually go to a qualified contractor, though that varies by jurisdiction.

How long must records be kept?

For the life of the EPSS where practical. At minimum, enough history to show a full cycle including the 3-year test.
